OUR SCOPE

Superior Bowen provided a fully turnkey site package for the Margaritaville, including site utilities, public infrastructure improvements, site lighting and electrical, aggregate placement for paving, site flatwork, curb and gutter, asphalt paving, and landscape and irrigation. Our team also delivered the paver, landscape, and artificial turf scope for the hotel’s outdoor pool deck, a key focal feature of the development. Upon completion, the project provides a fully coordinated, construction-ready site supporting both vertical construction and long-term operations.

Unique challenges

Mass grading operations began prior to final construction plans, requiring early collaboration with the owner and design team to establish a phased GMP approach that maintained schedule certainty. The project also demanded close coordination with the building general contractor to sequence utilities, roadway construction, and earthwork alongside vertical construction activities. Ongoing communication between teams was critical as foundations and grading progressed simultaneously, particularly with portions of the building integrated into the site to accommodate a second-floor drop-off.
